The Brief
Domino Interiors was appointed by St Albans City and District Council to complete a Cat A fit-out of the third-floor office space of Francis Bacon House, in preparation for the new occupiers to move in. A Cat A office fit-out typically includes the installation of essential infrastructure such as ventilation, air conditioning, lighting, and a raised access floor. This creates a functional, blank canvas that’s ready for tenants to move into and customise. The key difference between a Cat A and a Cat B fit-out is that with Cat A, the client receives a fully serviced but empty space. In contrast, a Cat B fit-out involves tailoring the space to the tenant’s specific needs—adding partitions, meeting rooms, furniture, branding, data cabling, AV equipment, and everything else required to create a fully operational and personalised workspace.
Our Approach
We worked in close partnership with the owner of the building, St Albans City and District Council, to complete the works within a short timeframe to make sure the space was ready for the tenants moving in.
Over the course of 10 weeks our team installed MF (Metal Furring) ceilings, dry-lining, decorations and raised access floors. We also provided power distribution and installed small power and lighting to all five floors.
The Challenges
As part of the fit-out we installed an energy efficient Toshiba Heat Recovery Ventilation system. In order to crane the condensing and ventilation units onto the roof, our team required a road closure, which they arranged with the council to take place on a Sunday. In just a few short hours they coordinated the siting of the new plant onto the roof.
The Outcome
Our team was able to complete all works on time and as a result the client has further instructed Domino to undertake additional works within the building.
